Basic overview of leasing process steps

Applicant should meet all requirements
Applicant completes application- processing can take up to 2-3 business days or 48-72 hours.
Approved applicants work with the leasing manager regarding timelines for lease signing, move in date etc.

Policies

Pet – This can be found on the listing of the property.
Not all properties accept pets. Some only allow cats or dogs.
We do not have breed or weight restrictions for cats or dogs.
Service animals are not considered pets under the Americans with Disabilities Act. This includes emotional support animals. Applicant(s) will need to provide documentation stating that the animal provides a service to them and what kind of animal it is. It DOES NOT need to state what the condition is. This must be dated within the last 3 years.
Tenants are not charged a pet acceptance fee or monthly pet rent for service animals.
Smoking- None of our units allow smoking
As Is- All of our properties are as is. This is why we require a walk through the property prior to applying.
As Is does not apply to the functionality of something such as an appliance being broken, leaking faucet, broken door knob etc.
We perform a move in ready inspection before the tenants move in date. Any issues that still require attention will be addressed then.
DO NOT make any promises of items being addressed before move-in. The leasing manager will handle any items brought to their attention with the applicant and the maintenance department.
Maintenance- Our maintenance is responsible for maintaining the functionality of the property. This could be appliances, structural issues etc. If maintenance assess the issue and determines that the issue has been caused by the tenant, the tenant will be charged.
Check the listing for lawn care responsibility, pest control and pool responsibility
Section 8- All of our properties in Phoenix and Tempe accept section 8.
Applicant will need to have their voucher in hand to apply. Applicants will add this to the income portion of the application for verification purposes.
Section 8 applicants MUST meet all rental requirements except our monthly income requirement. We require their income to be equal to 1x month’s rent. This includes the credit requirement. No exceptions.
Cosigners- We accept cosigners for income purposes and if an applicant doesn’t have any credit score at all only. The cosigners MUST meet all of our rental requirements.
Holding a Unit- We are able to hold a unit for up to 14 days with a signed lease (21-30 on slower months or market), paid earnest deposit

Fees

Security Deposits- equal to one month’s rent to 1.5x depending on circumstances
We do not accept 1.5x deposits in lieu of meeting our credit or income. Only if collections, offer letter, no rental history, employment history, etc.
Pet fee- Initial pet fee is $250 per pet.
Resident Benefit Package- $35 per month. https://www.aloepm.com/resident-benefits-package This is required to be paid by LESSEE on a monthly basis with rent. Plus $14.95 renters insurance, unless they supply their own.
Administration Fee - $250
We use this to create the lease and perform a final walk through of the property with our maintenance department.
Application Fee is $65 for anyone 18 years or older that will be residing in the unit.

Leasing

Showings- All applicants are required to perform a showing prior to their application being processed.
Showings are being schedule through our website
Listings- Provide all basic information on the property. This includes lease length, if section 8 is accepted, description of property and pictures/video, pet policy, lawn care responsibility, utilities included/not included etc.
Applications- Applications are processed on a first come first served basis
We only process one application (or set/group for co-applicants) at a time. If we do not approve an applicant(s), we move to the next application in line until we have an approval.
If the first applicant does not supply all the documents or waiting on something, we will work on the next, we do not wait.
If a unit is leased prior to processing an application, an applicant may transfer their application to another property or cancel their application all together.
Out of State applicants- Still must have a showing. Their showing can be as follows:
A trusted friend or family member can perform a showing for the applicant
The applicant can view our online video of the property on the listing. The video walks the applicant through the property
Lease Terms- Minimum 1 year unless otherwise stated on the listing.
For those looking for a longer lease term they must apply and be approved first. Aloe can ask the owner for a longer lease term once we have an approved applicant.
This is up to the discretion of the owner to allow a longer lease term - we do not recommend it

Rental Criteria/ Most common reasons for denial (This is not a complete list, but a summary):

Tenant must make 2.5x the amount of rent in NET monthly income. This is combined for multiple tenants. (This does not apply to Section 8 tenants)
Credit Score of 550 or higher required
No evictions or eviction filings within the last 5 years
Certain Felony criminal charges in the last 10 years (Have you or a household member been convicted of ANY felony OR financial crime, violent crime, forgery, domestic violence, or property crime in the last 10 years?) It depends on the crime, we cannot auto deny
Bankruptcy must be discharged
No outstanding balances with utility companies or previous landlords.
Unable to show clean rental history (Unless this is your first-time renting)
*Income requirements do not apply to Section 8 tenants. However, all other criteria must be met. **
