Whether you’re new to maintaining a yard or have a green thumb, here’s what you need to know:

Do not turn off the irrigation system to save on water. Plants need regular watering to survive, and shutting off the system often leads to costly dead plants or HOA violations.
If you think your plants may be getting too much water, reach out to a landscaper before adjusting the irrigation timer. We work with a preferred, affordable landscaper who can inspect your system and make the right changes.

🏡 What You’re Responsible For (If Landscaping is Your Responsibility)

If your lease indicates you're responsible for landscaping, please ensure the following:

Grass is mowed and edged
Yard is weed-free and neatly maintained
Shrubs are trimmed, trees under 6 feet are pruned
Grass clippings, leaves, and trash are picked up at least every two weeks during growing or leaf seasons
Walkways, gutters, driveways, and grounds are clean and free of debris
Report any sprinkler leaks or irrigation issues through a maintenance request ASAP
Maintain corner lots, including weeds along walls facing the street
Yard is kept free from animal feces
Treat for yard pests and report any condition that could damage the home or landscape
Replace any dead plants or trees to comply with HOA rules (they require a specific number of healthy trees/plants per property)

Even healthy-looking plants can decline quickly without proper care, but most issues can be prevented with a little water and fertilizer. If you notice discoloration or dying plants, it’s better to act early than pay for costly replacements later.
